One question.
The whole file.
PrivateNode is a private AI assistant for conveyancing firms. Ask about a live matter and it works across title, leasehold, building safety, AML and tax together, then comes back with one answer and every source attached.
It runs on a server only your firm can reach, alongside your own matter files. You keep the judgement; it does the legwork.
See it working
A real question is never about one thing.
A file throws up tax, leasehold and building safety in the same breath, and each one normally means a different reference book. Ask it once, in plain English, and the specialists work in parallel.
The question
“My client is buying a £450,000 leasehold flat with 72 years left on the lease. She’s a first-time buyer. What SDLT is payable, roughly what will a lease extension cost, and does the building safety legislation help her?”
Tax
SDLT computed band by band with first-time buyer relief applied, not written out by a language model.
Finance Act 2003 · SDLTM29800
Leasehold
Extension premium estimated from the statutory basis: capitalised ground rent, reversion, and marriage value under 80 years.
LRHUDA 1993 Sch 13
Building safety
Leaseholder protections checked against the Act, including which are commenced and which are not.
BSA 2022 Sch 8
One answer comes back, with the workings shown and each source linked. Where there is no verified source, it says so rather than filling the gap.
The numbers are computed, not written.
Tax figures come from calculators that run on the server against published rates, so the same question gives the same answer every time. The arithmetic is the easy part; what matters is that it cannot drift, and that you can see the bands.
The expert
It follows the transaction, not just the tax.
The Conveyancer draws on nine specialists across the life of a file, and returns one answer each time with every source attached.

Organisation Files
And it reads your files too.
Point it at a folder in Google Drive, OneDrive or SharePoint and your matter files, precedents and policies become searchable in the same conversation as the legislation. Ask what your own lease says and what the Act says, and get both answered together.
Answers from your documents come back with the page they came from, so you can open the source and check it.
Kept in step
Files sync continuously, and are read, indexed and searched on your own server.
Cited page previews
Every answer from your documents shows the page it came from, next to the citation to current law.
Scans included
Scanned documents are read with OCR, so an old lease in a PDF is searchable like anything else.
Where your data lives
Your documents never leave your node.
A dedicated, single-tenant server in EU jurisdiction. No shared infrastructure, and nothing you put in is used to train a model. We are equally plain about what does go out to answer a question, and where it goes. How we prove it →
Have a look at it.
We are early and working with a small number of firms. If it is useful to you we would rather hear that from a real matter than a slide.
